Farm Building Insurance

Cover for farm structures from homestead to hay shed.

Farm buildings are rarely a single item. A working property carries the homestead, workers cottages, machinery sheds, a workshop, hay sheds, silos, yards and usually an old timber shed nobody has valued since it was built. Rebuild costs on rural blocks sit above town rates because of freight, access and the shortage of rural trades.

What is it?

A farm building schedule typically lists the residence, sheds, workshops, dairies, shearing sheds, poultry and packing sheds, silos, tanks and pump houses. Construction ranges from modern steel-frame colorbond to older timber and iron structures that would never be rebuilt to the same design. Insurers generally rate each building separately, which is why the schedule needs a proper review rather than another indexation.

What does farm building insurance cover?

Defined events damage

Fire, storm, impact, explosion and other defined events across the scheduled buildings.

Removal of debris

The cost of clearing a destroyed shed before rebuilding can start, often carrying its own limit.

Contents and fixed plant

Contents, fixed machinery and fit-out inside the buildings, listed separately from the structure.

What affects the cost?

  • Construction type and age
  • Use of each building and contents stored
  • Distance to fire service and water
  • Sum insured set per building
  • Storm and bushfire exposure

Worth raising on the call

  • Rural rebuild costs include freight and travel time for trades, which town-based estimates usually leave out.
  • Sheds put up since the last review are frequently missing from the building schedule entirely.
  • Debris removal after a large shed fire can become a significant cost in its own right.

Claims we are commonly asked about

Shed roof lifted in a downburst

A downburst peels the roof off a machinery shed and rain then gets into the plant, tools and fertiliser stored inside. The building and the contents are typically two separate items with their own sums insured and their own excesses.

Workshop fire from hot works

A spark from angle grinding catches in a corner of the workshop and the building and its fit-out are destroyed. Debris removal usually becomes a significant cost line of its own, and any hot works conditions in the wording are generally reviewed during assessment.

Old timber shed cannot be rebuilt

A 1950s timber and iron shed burns down and could not sensibly be rebuilt to the same design or materials today. Settlement generally depends on whether that building was insured for replacement, for a modern equivalent, or on an indemnity basis.

Worth confirming in the wording

  • Worth confirming whether each building is insured for replacement or on an indemnity basis, since older timber and iron structures are often written differently to modern steel sheds.
  • Worth confirming whether the debris removal limit is realistic for a large steel shed, particularly where asbestos sheeting is present and specialist disposal applies.
  • Worth confirming whether sheds, cottages, dairies or grain storage built since the last review actually appear on the schedule, since unlisted buildings are generally not covered.

Common questions

How do I work out the sum insured for a farm shed?

Base it on what it would cost to rebuild on your property today, including freight, trade travel time, site preparation, engineering, council fees and debris removal, rather than on what it cost to put up. Rural rebuild rates commonly sit above town rates because of access and the shortage of rural trades. Some insurers and brokers can arrange a rebuild cost assessment.

Does farm building insurance cover the homestead?

Usually yes, as a listed building, often with a domestic contents section alongside it. The homestead on a working property is generally insured inside the farm package rather than under a separate home policy, so the farming exposure is properly rated. It is worth confirming which policy the house actually sits on.

Am I covered if a shed collapses under its own age?

Generally not. Wear and tear, gradual deterioration, rust, rot and structural failure from lack of maintenance commonly sit outside defined events cover, which is usually triggered by fire, storm, impact or explosion. Condition also affects whether an insurer will keep an older shed on cover at all.

What does farm building insurance cost?

It depends on construction type and age, what each building is used for and what it stores, distance to fire service and water supply, the sums insured across the whole schedule, storm and bushfire exposure, and the excess selected. Sums insured are the dominant driver, which is why an accurate building schedule matters more than the headline rate.
